What is the price range of individual Home Sites suitable for custom single family homes?
Prices for the initial Home Sites released for sale in 2007 start at $209,900. The first eight (8) buyers who start construction and occupy their custom home no later than December of 2008 are eligible for up to a $30,000 cash back construction start ($10,000) and move-in ($20,000) rebate incentive program.

How can we secure the opportunity to purchase a Home Site at Blue Heron Bay and be eligible for the cash back incentive program?
Entering into a Reservation Agreement and depositing $2,000 in a fully refundable escrow account with the title company will give you the opportunity to select from the Home Sites being made available in June of this year. You do not need to enter into a binding Purchase Agreement until all required real estate documents, including the Common-Interest-Community and Home Owner's Association are available.

When can we start building on our Blue Heron Bay Home Site?
The developer will start construction of the private road system and a model home this June. We anticipate that we will also start construction of the lodge in the summer of 2008. Home Site buyers will be able to begin construction on their homes beginning in July.

What are the expected Association Dues for the homes?
We are in the process of developing a budget for the Association. We will provide the entire Association Documents package to interested buyers in late April. This will include a budget for the Association.

Does each unit need to have a well and septic system?
Each property will have a private well owned by the homeowner. The development will have an MPCA-permitted community septic system. Each home site will pay a hookup charge to connect to the community septic system. It is anticipated that this charge will be $2,500. The homeowner's private well system will cost approximately $4,000, depending on depth and soil conditions.

Can we select our own Builder for our home?
We have several Preferred Builders for the community. These builders have been qualified by our development team based on their construction quality and they are familiar with the codes and the covenants of the development. We will work with your Builder to qualify them as Preferred Builder.

What are the Covenants for the community and the homes?
We are in the process of developing the Covenants and related Homeowner's Association documents for the development. The emphasis of the covenants will be to encourage respect for the environment and "green" building in all aspects of the development. The HOA Covenants and the Design Guidelines are aimed at making this a community of distinctive, quality homes.

What does "Natural Environment Community" mean?
Blue Heron Bay has been carefully designed to have a very low impact on the lakeshore environment. We have worked closely with the Homeowner's Association to develop a community covenants that will minimally impact the natural environment of beautiful Dead Lake. Dead Lake is considered a "Natural Environment" lake by the DNR. This provides a higher level of environmental protection. Our development plan has larger setbacks for the homes. We have selected specific sites for our swimming beach and the cluster docks that will minimize the shoreline disturbances for birds, fish and erosion. We plan to use low impact lighting in all areas of the development to minimize light pollution on the lake. Our roads will be narrow, and in some cases, one way roads to minimize the amount of pavement on the property.

What does "Green Building" mean?
Our community will establish our own standards for construction that will minimize the amount of pollution generated by the construction of the homes as well as encourage the use of products that do not have harmful effects on indoor air quality. We will have our "green building" policies will be included in the HOA Covenants and the Design Guidelines
